Session 1 // Oct 1 from 6 p.m.-7 p.m.
Focus on the basic tools to get started renting a home and how to predict revenue for a short-term rental investment or a property you already own. An overview of short-term rental platforms such as Airbnb and VRBO will be provided, and we will discuss the pros and cons of self-management vs. hiring a property manager, how to navigate state and local regulations, and tips for building a team and managing your rental as a remote owner.

Session 2 // Oct 8 from 6 p.m.-7 p.m.
Dive deeper into how to maximize revenue and make your home stand out to potential guests. Kate will provide design and staging strategies and tips for choosing furnishings and amenities. All attendees will be provided with a checklist of essential items to have in your short-term rental.  We will discuss some of the tax and other financial benefits of owning a short-term rental, and tools for automating operations such as communication, scheduling, and pricing.

Instructor Bio // Kate Kramschuster

Kate is a part time librarian at UW-Stout. She and her husband purchased their first short term rental in Florida, intending to rent it to offset the costs until they would move there in retirement. They found they loved hosting guests from around the world, which motivated them to purchase and renovate additional vacation rentals in Florida and Wisconsin and rent their own home on Lake Menomin when they travel. In addition to self-managing her own properties, she manages and has set up properties for others in multiple states. Kate is part-owner and President of Palms to Piers, a Florida-based property management company, and is owner of Warm Welcome Hosting, a vacation rental co-hosting, design, and consulting company.
